    For the service and convenience of our clients, we offer a 24-hour emergency phone answering service whereby the manager for your association will be called in the event of an after hours emergency.  Calls are returned to the concerned homeowner letting them know that the message has been received and is being handled.

  • chevron_rightHow is escrow information handled?
    Homeowner Association Services processes all escrow requests in house, ensuring that your request will be handeled promptly and efficiently.  As California laws change, we make sure that the disclosure information provided is in compliance with the current law.
    Our escrow department is also in charge of completing all HOA Certifications for refinancing. We do charge an fee for our time spent completing the form. Please call to inquire about current rates and how to best submit your form. Certification forms can typically be turned around in less than 2 business days after receiving the form and payment. 
  • chevron_rightWhat do your costs include?
    The costs charged by Homeowner Association Services cover all of our services with the exception of association-wide mailings, document storage and certified mail.  These expenses are charged to the association at our cost. 
    Homeowner Association Services does not charge for additional services such as the preparation of board packets, routine homeowner and business correspondence, board meeting time in excess of an alloted number of hours, time on the phone with members of your community, etc.  We believe our time is best spent providing outstanding customer service to our clients rather than keeping track of every copy we make.
    There are some costs for specific services provided by Homeowner Association Services that are charged to individual homeowners. Examples of these costs are preparation of disclosure documents as a part of the escrow process, late fees collected for late dues payments, and copies of the governing documents.

    Homeowner Association Services (HAS) is a full service commuinity association management company. Our portfolos include mostly single-family home communities along with selective townhome, condominium and commercial associations. Tom Bantz, Ryan Bantz, Barbara Dawson, Dave Dawson, Brian Ritter and Randy Ritter, partners in Homeowner Association Services, have 80 years of combined association management experience and personally manage all accounts, most of which have had no change in managers in many years.
    We have a full time staff of eleven that support our managers in the bookkeeping and accounting departments, escrow office, reception and as assistant managers.
    Our managers and our staff strive to be the best association management company in the East Bay.  We define our success by the satisfaction of our clients, not by the size of our company.

    We have many clients who have established web sites and, yes, we would be happy to assist you if you do not have one.  We use third party vendors who specialize in the establishment of community association web sites and coordinate the posting of information on the web site as part of our monthly service.  Most third party companies charge a monthly or annual fee for their services, which is an expense to the association.
  • chevron_rightWill you prepare customized reports for us to help us better manage the association?
    We build a customized database of information for each associations that we manage, which allows us to specifically track and report on an unlimited number of items for a Board of Directors.  Common customized reports include a violations report, architectural report, parking reports, water efficiency reports and work order reports.
