Our Philosophy

  • We believe in establishing quality long-term relationships with our clients and the association membership. We are very proud of the fact that we have virtually zero turnover in our accounts.
  • We believe in providing quality customer service and adhere to the old adage that “the customer is always right.”
  • We believe in full and complete communication and ensure that there is a prompt return phone call to every message left in our office and a response to each e-mail or letter. Communication in the association management industry is critical as homeowners both want and deserve to have their questions answered and their concerns addressed.
  • We take a proactive approach to our management, dealing with matters before they become major issues, preparing for routine maintenance before the “last minute” and before the Board reminds us it needs to be done.
  • We bring creative solutions to challenges faced by our Boards, relying in part upon our vast experience in dealing with multiple single-family home communities over the years. We believe in developing a partnership with Boards to set short and long-term goals and strategies to achieve those goals.
  • Most Board members have many responsibilities and lead very busy lives in addition to being a leader in their community. We believe in making the activity of being a Board member as effortless as possible by handling daily administrative and property management details completely and expeditiously.

Experience of Firm

We bring a varied and extensive level of experience for the benefit of our clients. We have worked with developers in the initial stages of community development, such as Laguna Lakes in Elk Grove, California where we managed a community enjoying a lake as one of its premier amenities.

We have worked with large, master communities such as the 2,100-unit lake front master community of Quail Lakes in Stockton, California.

We have also been involved in the challenge of managing several properties going through the transition from self-management to professional management. This process presents its own unique problems and opportunities, requiring skill and care to move the community into a new vision of itself. One of these communities we led through this challenging period was a 649 unit association in Danville with common area that includes 12 acres of park, 36 acres of open space, volleyball pits, multiple swimming pools, lifeguard and swim education programs, active and ongoing community interest groups, a competitive swim team, a community garden project, tennis courts, multiple clubhouses, and a combination of single family homes and multiple townhome/condominium communities.

Our property management background includes a leadership position in the concept of lock box depository of association membership dues. This concept was presented to The Bank of San Ramon Valley as a service it could offer to homeowner association accounts. That program eventually turned into the program used at California Bankshares, then at U.S. Bank and currently at Union Bank.

We have been involved with city municipalities and local governments throughout our association management careers. We helped guide the transfer of ownership (and extreme liability) of an association pedestrian footbridge to the Town of Danville. As this bridge crosses Green Valley Creek, Contra Costa County Flood Control District was also involved in the process. Additionally, we collaborated with the City of San Ramon and Homestead Development to effect landscape improvements to an association’s common area, at no cost to the association.

We also assist associations in major capital projects. One example is the renovation of a large pool deck in Danville as shown in the picture.
